1. The window is a single pane double hung with an aluminum storm window. The window is inoperable. The home owner has panted the window shut. This problem can easily be fixed.
2. The electric receptacle has the hot and neutral wires reversed (reverse polarity) This could inadvertently cause electric shock. This can be easily repaired by reversing the wires connected to the receptacle.
3. The gas valve to the gas log lighter in the fireplace leaks when turned on. The valve should be replaced.
4. The heated air coming out of the register contains carbon monoxide, upon further examination the Williams furnace was installed in 1948 has a crack in its heat exchanger allowing deadly gas to enter the home. It was recommended to not operate the furnace until it could be replaced. The current furnace is operating at less than 30% (each hundred dollars of gas burned 70+ dollars are going up the flue not heating the home. By changing to a 94% or better efficient furnace only $6 dollars of every $100 goes up the flue and with the current tax credits now is the time for an upgrade.
5. The door to the side screened in pouch is very difficult to lock, this poses as a security and safety problem for the homeowner. This is a simple fix, adjusting the loose screws in the hinges should align the bolt and strike plate.
6. The floor of the living room is not insulated in the crawlspace. The addition of the insulation and a vapor barrier will save utility cost and the insulation will qualify for a tax credit.
7. The wall switch to the switched receptacle is not operational. Upon further investigation the wire in the electrical panel was loose. This could be a dangerous problem if the wire is arcing in the panel. Reattachment of the wire will repair the circuit.
8. The chimney was dirty and has a thick coating of creosote and may cause a chimney fire. A qualified licensed chimney sweep should be retained to clean and check the chimney.
